What exactly are the rules in Amsterdam with regard to renting your house?
As a homeowner, you can rent your entire house in Amsterdam for up to 60 days a year, up to four people. Outside Amsterdam there is no limit on the number of nights that you can rent the property. You will need permission from your VVE or housing corporation, if you have one. There are different rules if you rent a room or a part of your floor. If the rented area is less than 40% of your entire house and you can not house more than 4 people, you will be covered by the so-called Bed and Breakfast (B & B) rule, and you can rent your property the whole year. To do this, you must log in to your city district and apply for a B&B status.
I would like to have an opinion about who will stay in my house?
Of course, it is and stays your home! We always listen to your wishes and in good consultation we will create a profile for guests that suits your criteria (with or without children, pets, etc.).
I have a pet, can I rent my house?
Absolutely! Most guests like to take care of your pet while staying in the house. The advertisement also clearly indicates that a pet is present. As a result, you do not have to ask the neighbors if they want to look after your pet.
How many keys does YourHomie need from me?
We need three sets of keys.
In what state should my house be before renting it?
It’s nice if the house is tidy and clean. We realize however that due to lack of time this is not always possible. Therefore we calculate a onetime fee of € 40, – if YourHomie needs to clean the house beforehand.
Is it useful to tell my neighbors that I rent my house?
We respect your privacy and are discreet in providing information to third parties. If you prefer not to share with the neighbors that you rent your house, we understand and respect that. However, it is desirable but certainly not a must. The choice is up to you.
Can I also take only a specific service, such as cleaning for example?
Certainly, we can take care of everything if you want to rent your house, but it is also possible to use only one of our services. In consultation with each other everything is possible.
Can I also get a fixed amount instead of a percentage?
No, we do not do this for the simple reason that we want to ensure our quality services at the time of renting your home. If we would have a fixed amount, we would rather be inclined to accept people in your home without any screening. This increases the risk of inconvenience or damage in the home, and we want to avoid this at all times. We only earn money if you do too. A real comrade so.
When do I have to register with YourHomie if I want to rent my house?
We find it important to be flexible to our customers, so we will be able to sign you up to 24 hours in advance. If it is already known in which period your house is available, we advise you to report this as soon as possible to us. The sooner your home is online, the greater the chance that the property will be booked for the entire period.
Does YourHomie takes care of own linens for the guests?
Yes, we do. We understand that you do not share your own linen and bedding with other people. Upon arrival we will replace your linens and save them for you until you come home again. We also ensure that guests have a clean bath towel every day during their stay. We will take our own linen with us after the renting period. Please note, some providers calculate an additional fee for the delivery of own linen. When using the services of YourHomie this is already included in the fee.
How do I get informed about who books my house and when?
You will receive a summary of the scheduled bookings for the coming month before each month. Here you can find the booked dates, nightly rates, composition of guests and nationality of the guests. Of course, you can always look into your Airbnb account yourself with your own login credentials.
What does YouHomie do if our guests cause any inconvenience to our neighbors?
In practice, this hardly occurs. Also because of our extra service YourHomie surveillance we always keep an eye on how things go during a stay. If we get signals that there would be inconvenience then we immediately talk to the guests and try to settle things in a proper way.
How does it work if there is any damage?
Fortunately, we hardly see this in practice. A strict guest selection is the result of this. Nevertheless, something may happen, of course. Your personal Homie will arrive 30 minutes before the guests check out to check the property for any damage. If damage has been found, this will be documented and recorded on the guests.
Via Airbnb you are insured for theft, vandalism and liability for an amount of € 800,000. Things such as art, cash, cosmetics or pets are excluded from this insurance.
There are two insurers who have standardized rentals through Airbnb in their policy terms. These are National Netherlands and Central Management Achmea. ASR gives the customer a choice in the form of additional insurance for temporary rental. It is therefore not covered by default, but can be insured with an additional premium.
Who does the cleaning?
The cleaning of the house is our task. We have a number of permanent self-employed cleaners, and their performance is checked by us. Together with you, we set up a YourHomie Cleaning List so that the cleaners know where everything is and what needs to be done and when they need to be extra careful when cleaning.
What do you do if there is something broken in the house?
It is desirable to resolve this with your own service provider. We also have a technical service available 24 hours a day if necessary.
What time will my house be ready for me to enter again after the guests have left?
We ensure that your house is clean again by 15:00 for you or new guests. If you come home earlier, we would like to know that so that we can take that into account.
